Job Title: Sr. Commissioning Mechanical Engineer Location: Riyadh / KSA Employment Type: Full-Time | On-Site About CSI Global: At CSI Global, we specialize in delivering advanced electromechanical, testing, and commissioning services across the GCC and Globally. Position Overview: We are seeking an experienced Sr. Commissioning Mechanical Engineer who will lead end-to-end commissioning of mechanical building systems, HVAC, chilled water, plumbing, and fire protection, so the asset reaches safe, code-compliant, verifiably performing handover (FAC) on time and with complete documentation. Key Responsibilities: • Plan and run the Cx program (lots, sequences, windows) aligned to the construction master schedule; maintain a live Commissioning Activity Tracker (CAT) , punch lists, and risk register. • Prepare/review ITPs, pre-functional checklists (PFCs) , method statements, and test packs; execute FPT / SAT / IST and close Consultant comments to final acceptance. • Commission Core Systems : • HVAC & CW/CHW: AHUs/FAHUs/FCUs, pumps, valves, coils, heat exchangers, VAVs, dampers; hydronic flushing/cleaning, water quality, flow balancing, TAB and thermal performance verification. • Ventilation/Smoke Control: pressurization fans, stairwell/lobby pressurization, car park ventilation, CO systems. • Plumbing & Drainage: pressure tests, chlorination/disinfection, functional tests (H/W mixing, PRVs, transfer pumps). • Fire Protection: hydrostatic tests, pump performance curves, jockey sequencing, alarm/interlock checks, FA / BMS integration. • Validate controls and BMS interfaces (points mapping, sequences of operation, alarms/safeties) and participate in Integrated Systems Testing with FA/ELV. • Coordinate daily with GC/Subs/Vendors/Consultant on prerequisites, access/permit-to-work, and energization/commissioning windows. • Produce O&M manuals, training materials , spares lists, warranties; deliver client training and signoffs. • Drive regular progress/technical/ Cx meetings ; surface risks early and execute recovery plans. Required Qualifications: • 5–8 years of mechanical testing & commissioning on mid-to-large projects (healthcare, airports, data centers, high-rise, industrial). • BSc in Mechanical Engineering (or equivalent). • Hands-on with TAB , hydronic balancing, ventilation balancing, pressure/leak tests, chlorination, smoke control performance tests, pump curves, equipment functional tests, and IST participation. • Strong documentation discipline ( ITPs, PFCs, test packs, SAT/IST reports, certificates ; red-lines/as-builts). • Working knowledge of codes/standards ( ASHRAE, SMACNA/DW144, NFPA, IPC, CIBSE, ISO ) and safety/permit processes. Preferred Qualifications: • Complex facilities commissioning (Tier-III/IV DCs, hospitals, labs) and authority/third-party approvals (e.g., Civil Defense / House of Expertise in KSA). • Controls/BMS exposure (Siemens/JCI/Honeywell/etc.), data loggers, trend analysis, and Power BI/advanced Excel for trackers. • Experience with acoustic/vibration tests and thermal imaging for envelope/HVAC diagnostics.
