Job Description: Position Summary Guggenheim Retail Real Estate Partners (GRREP) is seeking an experienced individual to join their team as a Senior Vice President of Real Estate. The Senior Vice President of Real Estate professional will be responsible for leading the acquisition deal team and providing ownership and leadership over all property acquisition functions for GRREP. This role is based on site in the Frisco, TX office. Essential Job Functions • Manage all property acquisition approval functions including Real Estate Committee (“REC”) approvals, Inspection Period (“IP”) and Approval Period (“AP”) functions. • Responsible for all business terms and their impact, for all acquisition contracts and supporting agreements entered into by GRREP. Collaborate with the SVP of Development and Chief Development Officer/General Counsel to ensure agreements meet program objectives. • Responsible for all business terms for all tenant leases and their impact on the marketability and financing ability of the lease as well as ensuring the lease adheres to program objectives. • Responsible for ensuring development proformas properly reflect the deal and recognize the impact of deal changes on the proforma and on the overall business forecast. • Responsible for ensuring proper and accurate date management by the real estate team in eBuilder project management software and recognition of eBuilder impact on the overall business forecast. • Serve as primary contact and relationship manager of all existing clients. The SVP will need to develop market strategies for all program tenants and will drive annual meetings with tenants to review processes, best practices and markets to ensure client objectives are being met. • Responsible for creating a multi-year business plan by tenant to deliver the projects/revenues planned.  Establish a clear plan and direction for the team on how to execute the plan as well as measuring and managing the process to ensure annual business plan objectives and forecasts are met. • Responsible for being the project efficiency filter and managing/minimizing dead deal costs. • Full accountability to peers in senior management and the firm for the daily results of the employees on the real estate staff for both their contribution and their standing in the firm. • Support staff in the navigation of internal reviews and approval processes throughout the development process. • In conjunction with GRREP Executive team, support the development of company systems, processes and procedures for new deal flow. • Evaluate business demand, market factors, risks and other factors impacting GRREP’s business and clients. • Provide guidance to Real Estate Staff on the structure of multi-tenant developments Preferred Qualifications • Excellent analytical, multi-tasking, problem solving, reason, verbal and written communication skills • Excellent instincts, common sense, and judgment around confidentiality given sensitive nature of content • Demonstrated leadership ability, confidence and executive presence – ability to motivate and mentor team of real estate directors and analysts. • Collaborative, energized by the open exchange of ideas • Good interpersonal, organizational, communication, and problem-solving skills • Proactive & solutions-oriented; innovative • Learning agile; able to adapt quickly and appropriately in accordance with the constant evolution of the company and industry • Responsive to client needs with ability to work under pressure and/or time sensitive deadlines Basic Qualifications • Hands-on real estate executive with minimum 15 years’ experience in both real estate acquisition and development • Completion of a bachelor’s degree with preferred emphasis in Business, Finance, Economics, Real Estate or a related field • Extensive knowledge of business and real estate development processes, market analysis and site selection, site plan development, proformas, LOI’s, purchase and sale as well as OEA and lease negotiation • Ability to travel on a regular basis as this position may require up to 25% travel Salary • Base salaries may vary depending on factors such as location and experience.
