Job Description
We are seeking an experienced Principal Designer to lead design safety and compliance on projects governed by the Building Safety Act 2022 and CDM Regulations 2015.
You will play a critical role in driving design decisions that eliminate or reduce health and safety risks, maintaining the Golden Thread of information, and ensuring robust compliance from concept through to handover. This role works closely with clients, programme directors, delivery leads, designers, and wider stakeholders to meet agreed SLAs, KPIs, and regulatory obligations.
The ideal candidate must possess the following skills and experience:
• Act as Principal Designer under CDM 2015, providing leadership on design risk management across medium to large-scale projects
• Drive design decisions that reduce or eliminate foreseeable safety risks throughout the project lifecycle
• Manage and maintain the Golden Thread, ensuring accurate, up-to-date safety information
• Prepare and oversee Pre-Construction Information, handover packs, and documentation supporting safety cases and Gateway compliance
• Collaborate with clients, programme teams, and designers to ensure regulatory alignment and delivery certainty
• Support compliance with the Building Safety Regulator and associated building safety regimes
• Contribute to the continuous improvement of safety, quality, and compliance processes
The ideal candidate must possess the following skills and experience:
• Chartered professional (Architect, CEng, MRICS / Chartered Building Surveyor, or equivalent) with membership of the relevant professional body
• Proven, hands-on experience as a Principal Designer under CDM 2015 across multiple medium and/or large projects
• Strong, practical knowledge of the Building Safety Act 2022, including Golden Thread requirements, safety cases, and Gateway stages
• Solid technical expertise in:
• Fire safety and life safety design
• Structural integrity
• Means of escape and compartmentation
• Building services coordination and interfaces
• Experience working on higher-risk buildings, including multi-storey residential schemes
• Confident communicator with strong stakeholder management skills and the ability to influence at all levels
