Job Responsibilities Strategic Growth & Pipeline Generation • Land Bank Expansion: Formulate and execute strategies to grow the company's portfolio by identifying, sourcing, and securing raw land, redevelopment sites, or distressed property assets. • Market Intelligence: Analyze macroeconomic trends, government zoning updates, population shifts, and competitor movements to identify emerging real estate hot spots. • Investment Strategy: Align business development targets with the board's risk appetite, geographical preferences, and asset class focus (e.g., residential, commercial, industrial, or data centers). Deal Sourcing & Transaction Management • Off-Market Sourcing: Leverage deep industry networks to identify off-market land deals, private family estates, or corporate divestments before they hit the open market. • Public Tenders & Auctions: Lead the evaluation, strategy, and bidding process for government land sales, railway property tenders, or public auctions. • Negotiation & Structuring: Direct the negotiation of land sale and purchase agreements (SPAs), option agreements, and commercial terms with vendors and legal teams. Financial Modeling & Feasibility Analysis • Underwriting & Valuation: Oversee the creation of complex financial models to project Net Present Value (NPV), Internal Rate of Return (IRR), and development profit. • Cost & Revenue Estimations: Coordinate with internal cost estimators and external surveyors to project construction costs, land premiums, and future sales/rental revenues. • Due Diligence: Lead cross-functional due diligence teams (legal, technical, environmental, and financial) to identify risks before final acquisition approvals. Strategic Partnerships & Joint Ventures (JVs) • JV Formations: Structure and negotiate Joint Venture partnerships with consortium partners, equity funds, or other developers to spread financial risk on mega-projects. • Landowner Partnerships: Engage with private landowners or local communities for collaborative redevelopment schemes (such as agricultural land conversions or urban renewal projects). • Capital Sourcing Support: Work alongside the corporate finance team to pitch projects to institutional investors, sovereign wealth funds, or banking syndicates for project financing. Government Relations & High-Level Stakeholder Engagement • G2B Relations: Maintain high-level relationships with government bodies, planning departments, and land registries to stay ahead of infrastructure and zoning policies. • Lobbying & Statutory Influence: Represent the developer in public consultations or industry chambers to advocate for favorable zoning amendments or planning policy shifts. Job Requirements • Bachelor's degree holder • At least 20 years of experience with strong exposure to Mainland China • Fluent Cantonese, English and Mandarin
