We’re looking for an Entrepreneur in Residence – Expansion (m/f/d) to join our Expansion team as a hands-on generalist and a driving force behind BEAT81’s growth across Germany. Expansion at BEAT81 runs across three stages—Acquisition (signing new real estate), Construction (building out our studios), and Launch (opening them to the world)—and this role sits right at the front of that engine, with a special focus on Acquisition. You’ll work closely with the leadership and Expansion teams to drive our signing targets and studio openings, with a very direct impact on the company’s growth and revenue. This is a unique opportunity to take on a high-impact role in the Expansion team, where every deal you close becomes a real space where thousands sweat together. You will: Drive new signings: scout and source new locations and evaluate new offers from brokers and partners across German cities Negotiate & close: lead lease negotiations from first offer to signed contract, getting the best possible terms for BEAT81 Own the full expansion journey: step in beyond acquisition to support the construction and launch process wherever the team needs you Sharpen our expansion engine: set up new playbooks, improve our studio expansion boards, and build the dashboards and reports that drive strategic decisions Grow your network: nurture a network of brokers, landlords, and developers who call you when the right space opens up Be the face of BEAT81: represent BEAT81 authentically to landlords, brokers, and partners—you’re our ambassador in every room You have: 1–3 years of experience in an early-stage startup, consulting, strategy, operations, or a commercial/real estate environment A proven track record of taking projects from 0 to 1 and driving them end-to-end, not just optimizing existing systems Strong negotiation skills and commercial instincts—you know when to push, when to walk away, and how to find win-win solutions Confidence working independently and managing multiple priorities and live deals at different stages Comfort with complexity and the ability to thrive in fast-paced, dynamic environments Strong communication and stakeholder management skills, both written and verbal, effective across HQ and external partners Willingness to travel across Germany to scout properties and meet landlords and brokers Fluent in German and English—native-level German for landlord and broker negotiations, business-level English for internal collaboration Nice to have: Prior experience in commercial real estate, leasing, or property acquisition A genuine interest in fitness, health, and group training Benefits: 🏋️‍♂️ WALK THE TALK: Unlimited BEAT81 workouts for you and one other person of your choice.
