OVERVIEW
The plumbing or mechanical Detailer is responsible for participating in pre-construction BIM activities and providing timely, detailed information to the field necessary to achieve a profitable result and to meet the objectives of the company’s Mission Statement.
Requirements
DUTIES & RESPONSIBILITIES
The Detailer has the following Primary responsibilities and duties.
• Confirm project specifications for plumbing and piping systems, including materials, insulation, and installation standards. Incorporate estimating handoff and value engineering changes.
• Provide counts of fixtures, valves, and specialty devices (drains, cleanouts, pumps, backflow preventers, interceptors, etc.) for procurement and release.
• Verify equipment sizes, clearances, and connection requirements for plumbing and mechanical piping equipment.
• Model and coordinate all piping systems, including domestic water, sanitary/vent, storm, gas, hydronic, and specialty piping as required.
• Coordinate pipe routing, elevations, and system priorities per the BIM Execution Plan, ensuring constructability and accessibility of service components.
• Produce underground layouts, penetration/sleeve drawings, and coordinated riser/shaft details when required.
• Coordinate ceiling space and congestion with other trades to minimize conflicts and maintain access to valves and equipment.
• Generate fabrication and installation deliverables, including shop drawings, isometrics, spool sheets, and hanger/support details.
• Perform clash detection with all trades prior to fabrication release and provide Trimble/layout information to field crews.
• Develop material takeoffs and spool packages for prefabrication and field installation.
• Work with superintendents and foremen to support sequencing, material flow, and installation strategy.
• Maintain detailing and fabrication schedules to ensure timely project release and execution.
• Support project teams throughout construction with RFIs, coordination issues, and field/design clarifications.
• Provide as-builts and closeout documentation, track change-order detailing time, submit weekly activity reports, and attend site visits as needed.
• Provide Detailing manager weekly with a ‘daily detailing report’ with hours, activities and hinderances.
