AA Euro Group are currently seeking an experienced Commercial Manager to join a well-established main contractor with a strong reputation for delivering large-scale residential developments across the Dublin area. The Commercial Manager will have overall responsibility for the commercial performance of one or more large residential projects, leading commercial teams and working closely with Project Directors and senior site management. The role is strategic, hands-on, and central to successful project delivery. Key Responsibilities • Overall ownership of project commercial performance, from pre-construction through final account • Lead, mentor, and manage Quantity Surveying and commercial teams • Develop and control project budgets, forecasts, and cash flow • Oversee subcontract procurement strategies and contract negotiations • Manage commercial risk, opportunity, and value engineering initiatives • Ensure robust cost reporting and monthly commercial reviews • Manage claims, variations, and final account negotiations • Work closely with Project Directors to align commercial and programme objectives Requirements • Degree-qualified in Quantity Surveying / Commercial Management or equivalent • 10+ years experience in commercial roles within the construction industry • Proven experience working as a Commercial Manager or Senior QS for a main contractor • Strong background delivering large-scale residential or mixed-use developments • In-depth knowledge of standard forms of contract (e.g. RIAI / JCT) • Strong leadership, negotiation, and stakeholder management skills • Commercially astute with a proactive, solutions-focused mindset What`s on Offer • Highly competitive salary and comprehensive benefits package • Long-term pipeline of Dublin-based residential projects • Opportunity to lead commercial delivery on flagship schemes • Clear progression route to Commercial Director level • Supportive senior management and well-structured project teams
