WE ARE LOOKING FOR We are currently looking for a Senior Property Manager who will be responsible for overseeing the operational performance of P3’s logistics real estate portfolio in the Netherlands. The role ensures that all properties are managed efficiently, cost-effectively, and in line with P3’s asset strategies and service standards. The Senior Property Manager will coordinate and supervise external property management providers, ensure high-quality service delivery, financial discipline, tenant satisfaction, and operational excellence. In addition, the role will lead or support the internalization of property management activities, including designing operational processes, selecting systems, and building internal property management capabilities where appropriate SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU Oversight of External Property Managers Act as the primary point of coordination and governance for all external property management providers. Ensure delivery in line with P3 standards, contractual obligations, and asset business plans. Monitor performance through KPIs, reporting, and regular reviews. Ensure consistency of service delivery across the portfolio. Challenge and improve operational performance, cost efficiency, and tenant service quality. Operational Portfolio Management Oversee day-to-day operational management of the Dutch portfolio through external PMs. Ensure efficient building operations including maintenance, service contracts, utilities, and facility management. Monitor operating expenses and identify cost optimization opportunities. Ensure compliance with regulatory, health & safety, and environmental requirements. Oversee inspections and ensure assets are maintained to institutional quality standards. Monitor execution of preventive and corrective maintenance programs. Budgeting, Financial Oversight & Reporting Review and approve annual property operating budgets. Monitor operating expenses and challenge deviations. Review service charge budgets, reconciliations, and tenant recoveries. Ensure accuracy and consistency of operational reporting. Provide operational and cost insights to Asset Management.
