Maintenance Supervisor | Job Overview
Maintenance professionals play a vital role in creating an exceptional apartment community. As a Maintenance Supervisor, you are expected to monitor your team's budget, manage inventory, and delegate work orders effectively. It is your responsibility to ensure that all apartments are ready for new residents, that the maintenance team adheres to compliance standards, and that you provide training and development opportunities for your team members.
Maintenance Supervisor | Education, Experience, and License Qualifications
Education:
High School or GED equivalent
Experience:
Minimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience strongly preferred.
Licenses & Certifications:
Valid Driver's License
EPA certification
CPO Certification* highly preferred
In some states this may be required
Maintenance Supervisor | Job Functions
Team & Leadership Responsibilities
Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.
Foster a team culture rooted in excellence, integrity, and the Live It values of kindness, connection, and service.
Supervise vendor partners, ensuring work is completed timely, safely, and to company standards.
Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution.
Repair & Preventative Maintenance
Proactively identify and resolve service needs throughout the community.
Maintain and execute quarterly preventative maintenance programs to protect the physical asset.
Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight.
Make-Ready Units
Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet Hawthorne quality standards.
Personally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in.
Maintaining Building & Grounds
Implement and maintain a preventative maintenance plan for all buildings and equipment.
Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained.
Support curb appeal and a welcoming environment through daily attention to community appearance.
Additional Responsibilities
Conduct on-call emergency service rotation as scheduled.
Respond to service requests in a timely, thorough, and professional manner. • Follow safety guidelines in accordance with OSHA and company policy and standards.
