The Assistant Superintendent is responsible for maintaining the overall condition, cleanliness, and functionality of assigned residential properties within the portfolio. This role supports daily building operations through routine maintenance, work order completion, preventative inspections, and resident service. The position also ensures compliance with safety standards and provides emergency response as needed.
Schedule:
Saturday, Monday, Wednesday: 10:00 AM – 6:30 PM
Sunday & Tuesday: 12:00 PM – 8:30 PM
Days off: Thursday & Friday
Responsibilities:
Building Maintenance & Repairs:
Perform routine maintenance and complete daily work orders in a timely and professional manner
Troubleshoot and repair building systems including mechanical, electrical, plumbing (MEP), HVAC, and appliances
Conduct minor repairs such as:
Electrical (switches, receptacles, lighting fixtures)
Plumbing (leaks, minor pipe repairs, appliance servicing)
Carpentry (doors, locks, hinges, hardware)
Plastering and painting
Safely operate, maintain, and shut down building equipment and systems
Escalate complex maintenance issues to management as appropriate
Cleaning, Grounds & General Upkeep:
Maintain a clean, safe, and presentable environment throughout the property, including:
Sweeping and mopping common areas
Cleaning glass, railings, and fixtures
Managing trash collection and sanitation processes
Maintain exterior areas including sidewalks, entryways, and perimeter grounds
Perform snow removal and seasonal maintenance as required
Preventative Maintenance & System Monitoring:
Monitor and maintain building systems, including HVAC, plumbing, boilers, and fire/life safety systems
Conduct preventative maintenance and inspections including:
Roofs, drains, and gutters
Fire escapes and emergency access pathways
Handrails, banisters, and structural elements
Emergency and common area lighting
Perform routine boiler maintenance, including seasonal procedures such as blowdowns, pressure testing, and equipment checks
Ensure mechanical rooms and equipment areas are clean, organized, and properly maintained
Inspections & Compliance
Conduct apartment inspections prior to and following resident move-out to assess condition and identify required repairs
Support periodic inspections of building systems, including HVAC, electrical, structural elements, vertical transportation, roofs, and parapets
Maintain detailed logs, reports, and documentation of inspections, maintenance, and system performance
Ensure compliance with OSHA standards, building safety programs, and regulatory requirements
Monitor and test fire protection and emergency systems to ensure proper operation
Immediately report violations, inspections, or safety concerns to management
