Acquisitions Specialist Carolina First Home Upstate SC (eg Greenville / Spartanburg / Anderson / Cherokee) Hybrid — Home / Field / Office 1099 Commission-Based | $150,000–$200,000+ Earning Potential THE OPPORTUNITY We're growing fast and looking for a motivated Acquisitions Specialist to negotiate with property owners, secure new deals, and help grow our real estate portfolio. This role focuses primarily on inbound leads generated through our marketing campaigns, so you can spend your time negotiating and closing rather than cold prospecting. We provide consistent inbound seller leads, structured systems and processes, marketing support that generates real deal opportunities, and training on creative real estate deal structures. WHAT YOU'LL DO Respond to inbound seller leads generated through our marketing campaigns Speak with property owners, understand their situation, and negotiate purchase terms Prepare and submit purchase contracts Visit properties to evaluate condition and meet sellers in person to close deals Maintain consistent follow-up with interested sellers Answer phones and keep leads updated in our CRM Build relationships with wholesalers and realtors Work with leadership and our Construction Project Manager to evaluate deals and hand off signed contracts for underwriting Represent the company professionally in the field across the Upstate SC market, with potential expansion into Columbia Requirements WHAT WE'RE LOOKING FOR Required Strong sales or negotiation experience — corporate sales backgrounds (retail, B2B, outbound/inbound phone sales) are a great fit Excellent communication skills and comfort negotiating face-to-face with property owners Self-motivated and results-driven; able to manage multiple negotiations at once Located in or able to work the Upstate SC region (Greenville, Spartanburg, Anderson, Cherokee) Reliable transportation and comfort with regular field travel Comfortable working as a 1099 contractor on a commission-based structure Preferred (Not Required) Real estate experience or license — helpful, but not necessary Familiarity with creative financing / owner financing structures — fully trainable Experience working within a CRM or structured lead-management system Benefits COMPENSATION This is a commission-based position with significant earning potential and no cap on what you can earn. $3,000 per deal once on full commission, with performance bonuses that typically bring deals to $4,000–$5,000 each Minimum expected performance: 2 deals closed per month once ramped Draw available during your ramp-up period, transitioning to full commission as you close your first deals Commission is earned at closing Additional back-end bonuses when a property resells Typical consistent performers earn low six figures annually; top performers earn $150,000–$200,000+ WORK ENVIRONMENT This role is hybrid; you'll work from home, in the field meeting sellers, and occasionally from our downtown Greenville office space near Falls Park on the Reedy when needed. You'll join one required monthly in-person team meeting and a weekly team Zoom call. Most of your time will be spent responding to leads, working the CRM, and meeting property owners across the Upstate SC market.
